  • How to Keep More Profit from Your Next Deal

  • How to Think Like a CEO & Buy Your Time Freedom

  • How to Keep More Profit from Your Next Deal

Most real estate investors are making money and still feel broke at the end of every month. This talk shows why, and the 3-step system that fixes it. David walks through the real Wealth Formula (Sales – Profit = Expenses, not the other way around), the Golden Trio of bank accounts every investor needs (Profit, Owner's Comp, Owner's Tax), and the weekly, monthly, and quarterly money habits that turn revenue into kept profit. No theory. Real numbers, real accounts, real habits.

    You'll learn:

    1. How to find your KEEP number: the actual profit you need to take home, then build the business plan backward from that

    2. How to set up the Golden Trio of accounts: the Profit First structure that prevents money from disappearing into a "black hole" bank account

    3. How to build the wealth habits: the weekly money moves, monthly review, and quarterly profit distribution that compound into financial freedom

  • How to Think Like a CEO & Buy Your Time Freedom

There are four stages of business ownership: Artist, Operator, Owner, and Board. Most real estate investors are stuck at Operator — fighting fires, doing every job, and confusing "busy" with "building." This talk maps the four stages, shows how to move up the ladder, and unpacks the three CEO disciplines that compound: Culture (the "bones" of the business), People (who you build with), and Numbers (cash flow management as the #1 CEO job). Includes David's "Thinking Time" practice for creating strategic clarity inside a busy operating business.

    You'll learn:

    1. How to identify which of the four ownership stages you're in right now — and what specifically keeps you stuck there

    2. How to install a Thinking Time practice — the calendar-blocked habit that separates operators from CEOs

    3. How to master the three CEO disciplines — Culture, People, and Numbers, with the specific actions for each

David Richter is the CEO of Simple CFO and the author of Profit First for Real Estate Investing, a tailored version of Mike Michalowicz's original Profit First system, designed specifically for real estate investors.

With more than 850 closed deals across 10 years of real estate experience in wholesale, fix and flip, BRRRR, rentals, lease options, owner finance, and virtually every exit strategy imaginable, David has lived the problem he now teaches: businesses making money on paper and going broke in practice. While growing one operation from 5 to over 25 deals a month, he watched the company spend 26 deals' worth of expenses for every 25 it closed. That experience put him on the path to founding Simple CFO.

David hosts the Profit First for Real Estate Investing podcast and has been featured on BiggerPockets, Real Estate Disruptors with Steve Trang, and dozens of other major investor stages.

Long Form Bio (340 Words)

David Richter is the CEO of Simple CFO and the author of Profit First for Real Estate Investing, a tailored version of Mike Michalowicz's original Profit First system, designed specifically for real estate investors.

David has played a key role in closing over 850 real estate deals across 10 years in the business. His personal experience spans every strategy: wholesale, fix and flip, BRRRR, turnkey, owner finance, rentals, lease options, virtually every exit strategy imaginable. That breadth gave him something most financial advisors lack: he's actually run the deals he now teaches investors how to manage.

The pivot to financial systems came inside one of those operations. While growing a real estate business from 5 to over 25 deals a month, David watched something that didn't make sense: large sums of money came in, and then went right back out. The bigger the business got, the worse the cash flow felt. After sitting in every role in the company, sourcing, sales, operations, and dispositions, he found his real calling in the finance seat: helping investors understand where their money actually goes.

He founded Simple CFO to do that work at scale. The firm provides bookkeeping, Profit First implementation, and fractional CFO partnership for real estate investors generating $1M to $10M in annual revenue. Clients have used David's systems to build cash reserves, install owner's compensation, and stop the deal-to-deal cycle that breaks most operators.

David hosts the Profit First for Real Estate Investing podcast, the leading podcast in its niche, and has been featured on BiggerPockets, Real Estate Disruptors with Steve Trang, and dozens of other major real estate investor stages, conferences, and masterminds.

His signature talks include How to Keep More Profit from Your Next Deal, How to Think Like a CEO & Buy Your Time Freedom, and Reading Your Financial Statements Like a CEO. Across all of them, his message is the same: the difference between real estate investors who build wealth and those who burn out is not more deals, it's a better system.
