Stop Building Everyone Else's Wealth First
Why Real Estate Investors Need to Pay Themselves Before It's Too Late

You closed another deal.
The rent checks came in.
The rehab sold.
The wholesale assignment funded.
So where did all the money go?
If you're like most real estate investors, you already know the answer.
The contractor got paid.
The lender got paid.
The property manager got paid.
The software subscriptions got paid.
The insurance company got paid.
The government definitely got paid.
And then you looked at your own bank account and wondered if there was enough left over to pay yourself.
If that sounds familiar, you're not alone. In fact, it's one of the biggest financial problems we see at Simple CFO.
Many real estate investors are running successful businesses that somehow never seem to make them wealthy. They own dozens of doors, flip multiple houses every year, or wholesale several deals a month—but they still feel trapped. They work harder every year, take on more risk, and somehow have less peace of mind.
That's not why you started investing in real estate.
The Formula That's Keeping You Stuck
Most investors unknowingly operate using the traditional accounting formula:
Sales – Expenses = Profit
It sounds logical.
Make money.
Pay the bills.
If anything is left over... that's your profit.
Unfortunately, this formula almost guarantees that profit comes last. And when profit comes last, it usually disappears.
David Richter often calls this the "broken formula" because it teaches business owners to prioritize everyone except themselves.
Think about your own business.
When a rental property produces cash flow, where does it go?
When a flip closes, who gets paid first?
When a wholesale deal funds, what's the first thing you do with the money?
Most investors immediately start paying vendors, contractors, employees, taxes, marketing expenses, debt payments, and operating costs. Whatever survives that spending spree becomes the owner's paycheck — if anything survives at all.
Years pass.
Hundreds of thousands — or even millions — of dollars move through the business.
Yet the owner wonders:
"Why don't I feel financially free?"
The Hidden Cost of Never Paying Yourself
Not paying yourself creates much bigger problems than simply having less spending money.
It creates stress.
It creates uncertainty.
It creates guilt.
Many investors actually feel guilty taking money from their own business because they worry they'll need it for the next rehab, vacancy, or unexpected repair. Others swing to the opposite extreme and pull money randomly whenever they need it, leaving the business constantly short on cash.
Neither approach creates long-term wealth.
Instead, it creates a constant financial roller coaster.
One month feels amazing.
The next month you're wondering whether you'll make payroll or cover carrying costs on your projects.
Eventually, many investors reach a breaking point.
They've built a business that owns them instead of a business that serves them.
Profit First Changes Everything
The solution isn't making more money.
It's changing the order in which your money flows.
Instead of following the broken formula, Profit First teaches a different equation:
Sales – Profit = Expenses
That simple shift changes everything.
Instead of hoping profit appears someday, you intentionally reserve it first.
Instead of treating yourself as the last person who deserves to get paid, you recognize that without the owner, there is no business.
This doesn't mean starving your company of cash.
It means forcing your business to become healthier by operating within the resources available after profit has already been protected.
Healthy businesses adapt.
Unhealthy businesses simply consume every dollar they make.
One Simple Step Every Real Estate Investor Can Take Today
If you only implement one thing, make it this:
Open a separate bank account called Owner's Compensation.
Every single time money comes into your business, transfer a percentage into that account before spending it elsewhere. Whether that's 5%, 10%, or another amount that fits your current situation, the important part is creating the habit.
Let's say you close a flip and receive $100,000.
Or collect $20,000 in rental income this month.
Before paying everyone else, move your predetermined percentage into your Owner's Compensation account.
Now you've paid yourself first.
That account has one purpose:
Paying you consistently.
Over time, you'll stop wondering whether you "deserve" to take money out because the decision has already been made.
The money was allocated for you from the beginning.
Know Your "Need" Number and Your "Want" Number
Here's another exercise that transforms how investors think about money.
Determine two numbers.
Your Need Number.
And your Want Number.
Your Need Number is the monthly income required to comfortably support your family.
Maybe it's $8,000.
Maybe it's $15,000.
Maybe it's more.
Whatever it is, know it.
Then define your Want Number.
What would financial freedom actually look like?
Would it allow you to travel more?
Spend more time with your family?
Give generously?
Take pressure off your spouse?
Buy investment opportunities without constant stress?
These numbers become your target instead of simply hoping someday you'll "have enough."
Build Cash Reserves Too
Real estate investing will always have ups and downs:
Vacancies happen.
Projects get delayed.
Interest rates change.
Markets shift.
Unexpected repairs appear at the worst possible time.
That's why every investor should build reserves — not just inside the business, but inside their Owner's Compensation account as well.
Having several months of personal income set aside creates something many entrepreneurs have never experienced:
Peace.
You stop making desperate decisions.
You negotiate from strength.
You sleep better.
And your business becomes far more resilient during difficult seasons.
You Don't Have to Figure This Out Alone
Here's the truth.
Opening another bank account is easy.
Actually implementing Profit First across multiple properties, projects, entities, loans, and operating accounts is much harder.
