Show Notes

Brett McCollum ran his own investment operation for a decade, did hundreds of deals, and thought he'd made it, until back-to-back contractor issues and a market shift wiped out over $1 million in a little over a year and took his business nearly to zero. In this raw and honest episode, he shares what actually pulled him out, and it's not what most people would guess.

Now leading REI growth at PropertyRadar and hosting the On the Clock podcast, Brett opens up about reacting instead of responding, abandoning his Profit First discipline to juggle buckets, and the marriage conversation that became the real turning point. He and David also dig into why most investors waste time with AI, and how PropertyRadar's distress scoring and court-sourced data help you reach real sellers first. If you've ever hit rock bottom or wondered if you should quit, this one is for you.

Closing Remarks

If Brett's honesty about losing everything and clawing back gave you the nerve to pick up the phone and call the person you've been avoiding, then do it before you do anything else. Share this episode with an investor who's hiding in a hole through a hard season, and follow the show and leave a rating and review so more real estate investors can hear that rock bottom really can be a firm foundation.

Key Takeaways

1. Most Investors Waste Time With AI — After seeing behind the scenes at hundreds of top operations, Brett's take is that AI has become a shiny object. Only take AI advice from someone who can prove it made them money on a P&L, and get your fundamentals right first.

2. Reacting Instead Of Responding Kills You — When deals went sideways, Brett reacted emotionally, abandoned Profit First, and started juggling buckets to cover losses. That lack of discipline is what turned one bad deal into a million-dollar hole.

3. Rock Bottom Is A Firm Foundation — Brett went nearly to zero but refused to quit, set his pride aside, and made the calls he'd avoided. Had he reached out a year earlier, he'd have saved himself a year of panic attacks and heartache.

4. Your Marriage Is The Real Engine — The actual turning point was his wife telling him that if the two of them were right, everything else would follow. Investors who bring their spouse along and protect that relationship have the foundation to get through anything.

5. Profit First Is A Tool You Have To Use — The model only works if you keep the discipline when the rubber meets the road. Follow it and a sideways deal won't hurt as badly. Abandon it under stress and you end up at zero.

But in this episode he talks about one of the hardest times he had in the real estate world that has happened in between the last time he was on the podcast and some of the things and some of the ways to get over them, he gives a super surprising answer that most people wouldn't think would be the way he got out of the actual slump he was in in the real estate world.

00;00;49;24 - 00;01;09;07

Thanks for listening. Welcome back to the podcast. Have Brett McCollum back in the studio today. We've had him on in the past and now we're going to do some updates things like that.

00;01;32;17 - 00;01;47;06

Unknown

So Brett thanks for being on. Yeah man. Back in the saddle. Let's do it back in the saddle. So I'm just going to hit you I'm gonna eat. I was just on Brett's podcast, which what's the name of the podcast. So I want you to get that out there. So if other people use it. It's called on the clock.

00;01;47;08 - 00;02;03;20

Unknown

On the clock that is promoted by property radar. So make sure if you're looking at and you see that that is there. So property radar puts on on the clock and Brett is the host. Honestly it was a ton of fun. They've gamified podcast. And if you're wondering like how do they do that. Well go listen to it and listen to my episode.

00;02;03;20 - 00;02;20;04

Unknown

I thought it was a lot of fun and I thought I actually did pretty well. And Brett gave me a pretty high score, so I didn't write, I didn't suck, it was great. That's the measure, right? The measurement, I suck, right? Yeah. I got at least over five on every single, you know, part of the test. So it was great.

00;02;20;04 - 00;02;44;18

Unknown

But here we go. You spent quite a bit of time in the real estate world, from running your own investment company to now leading growth at some tech AI companies, things like that. What's the biggest shift you've seen in how successful investors use that data to make decisions? Man, that's a good one to open with. So backing up, like from running my own thing, I thought I knew what I, I thought I knew things like how to do this business.

00;02;44;21 - 00;03;10;04

Unknown

Yeah, right. You do a lot of deals, you know, do hundreds of deals and all these things, and it's like, you know what you're doing. When I started working, in the growth seat of these other companies. I had the luxury of looking kind of behind the scenes of some of the top investors in the country, like hundreds of the top investor, like just seeing the inner workings of these things and what's working and what's not working.

00;03;10;06 - 00;03;31;07

Unknown

I think I have a very unique perspective of what that means. AI, as we know in today's marketplaces, just it's it's kind of become a buzzword more than it's more than anything, in my opinion. I have a little bit of a contrarian view on that meaning, even though, I mean, in David, as you know, like I helped run an AI company.

00;03;31;09 - 00;03;55;06

Unknown

Yep. Like before, you know, before sitting in the seat that I'm in today. So when I say this, no, that I'm not hating on AI, I'm simply just stating that most people don't know how to use it in their business to actually produce consistent revenue. Yeah, it's just novel. And then for most people is it becomes a shiny object if you've used it, if you.

00;03;55;12 - 00;04;16;10

Unknown

The more I've learned, the more I realized, like, let's use the simple basics of your ChatGPT or your Claude's or things like that. If you notice anytime you prompt something into it, if you don't know, like not everybody, but a lot of people chat or Claude, let's just use chat for reference. Chat will say that sounds great, David, shouldn't you do that?

00;04;16;10 - 00;04;33;04

Unknown

And it gives you a dopamine hit? It's built for that because they want you to keep using it. And so what we find is it's been an hour and I'm still. And now I'm down a rabbit hole that I didn't realize I was going down. Right. Like what is happening here? So that makes sense. Yeah. And that's something that I've noticed.

00;04;33;05 - 00;04;58;23

Unknown

So to your point, like what is working or not is the people that have figured out how to do what I think is a both and using AI in thoughtful ways that can complement our human performance. Okay. So you're using it not more of a crutch, but as like a guide and a, you know, like helping along the journey and helping them do the things they're already good at, maybe better and faster.

00;04;58;26 - 00;05;23;12

Unknown

So better, faster. But sometimes, like, there's not a lot of, AI coaches out there. Okay. So like, meaning like this is the right way to use it. Like, you just have a lot of people's opinions. Yeah, right. And so the why I let off with saying, you know, it becomes a distraction for most is because they're trying to just figure it out, because they're told from all their peers that this is the way of the world.

00;05;23;12 - 00;05;43;25

Unknown

And we have to go there. Yeah. You know, and it's not not that. But also like if it's going to cost you three and four hours in your day because you were going down a rabbit hole and chasing something and then all, my God, I messed a, I would really sit back and take stock of that and say, okay, like maybe I'm wasting my time, energy and money on that.

00;05;43;25 - 00;06;04;06

Unknown

And then for us in the ray space, are we really is it allows us to actually do more deals. Yeah. And in my study and this is across every like I'm telling you, the biggest people in the country, most people are wasting their time. Okay. No, I, I like that perspective because you've seen behind the scenes and I like how you just put it very plainly.

00;06;04;06 - 00;06;19;22

Unknown

If it's not helping you do more deals than what's the point? You know, like, are you really getting what you want out of it? Yeah. And the real estate space, because obviously there's other uses for chat and Claude and all the different AI things. And some of it could just be personal or it can be fun or it could be, you know, asking it just.

00;06;19;26 - 00;06;38;18

Unknown

Whatever question pops into your head. But if you're using it for business, what I'm hearing is if you're not intentional with it and it's not intentionally bringing you more revenue or helping you with that business than it's just a waste of time. Yeah, and it's not even your fault. It's ignorance. You didn't. Nobody's there to like again in Ray.

00;06;38;19 - 00;07;01;09

Unknown

There's not any shortage of coaches out there. There's no shortage of courses to do. There's no shortage. Right. But there's not a lot of people that can say, this is how I use. This is how you set up AI in your ray business to do more deals. Yeah, that makes sense. Yeah. So just be careful. You know, ask somebody that, you know, like and trust that is actually making money and can prove it on a PNL.

00;07;01;11 - 00;07;23;18

Unknown

Okay. This is exactly how it made me money. Yeah. No, I like that. That's very much in line with what we're trying to teach people. So yeah, I like that advice. Look at someone's PNL or have them show you like I might. You really? Are you the female? Right? You might not show you the PNL, but they could at least prove that this is helping me either do more deals here or like, actually get more closings or money in the bank or whatever it might be.

00;07;23;19 - 00;07;41;19

Unknown

And until and I'll, I'll double I'll final with this. And until you get that clarity, I would not be wasting my time trying to figure it out because it's just going to wait. You need to be doing the things that got you here. The fundamentals are still true today. Yeah, fundamentals still exist. AI can just make it a little bit easier and faster.

00;07;41;19 - 00;08;12;21

Unknown

And, you know, take some of that heavy lifting off your plate. But the fundamentals are still sound and still work. Yeah. So until you know what to do get back to your fundamentals and then add it in. Yeah exactly. So I, I love that. I'm going to totally switch directions here. We've had great conversations in the past. But I want you to talk about a time you might have taken a financial hit in the business and what got you through it and how you're now, you know, working with property, radar and like, coming out of it on the other side.

00;08;12;23 - 00;08;38;15

Unknown

Well, you know, all the the dirty details on this, David. So it's a like it's I, it's funny how you shaped the question there. For about ten years I ran my own operation, as I had the Rias, I had all the stuff. You came and spoke at it before. Great group. We've. Yeah, we I thought I had it all figured out on my last episode coming over here.

00;08;38;15 - 00;08;56;24

Unknown

I was like, I finally made it, I did it. Oh, my God, ring the bell. Yeah. You know, I felt like I had that financial freedom that we also, you know, Chase. Yeah. And I made some mistakes. Not intentional, albeit, but it did make some mistakes in the end. Some of it was partnering and trusting, you know, wrong people.

00;08;56;26 - 00;09;14;16

Unknown

But all of it came back to the decisions I made after things started forming. So over time, and I'm being a little bit generic because I don't want to like, you know, publicly play anybody in a weird space on a, like on a forum here like this. So there are things that are off limits then. I'm just kidding.

00;09;14;17 - 00;09;34;02

Unknown

We were talking about this before the podcast and I just had to call, you know, Lucky Attack was kidding. At the end of the day, it doesn't even matter who they are because right after it happened, like some of these things that went down, I had decisions to make. Yeah. And so I was flipping a lot of houses at the time.

00;09;34;06 - 00;09;59;01

Unknown

And, I had a contractor issue that came up where I spent a lot of money on it, a lot. We bought 22 houses in just under three months. Oh, wow. Just. And the these aren't. And I always wholesale before that. And I was like, these are just specifically set aside for flips. And this is back end of 22 when the market was if, you know, if you remember it, hockey stick up and to the right.

00;09;59;01 - 00;10;15;20

Unknown

It was not slowing down, it was just screaming. And there was so much money on the table and opportunity. And I know what I'm doing. I've done hundreds of deals up to this point, hundreds and hundreds and hundreds of deals up to this point. I know what I'm doing. Yep. And what I didn't see were signs of market changes that they set in the area.

00;10;15;20 - 00;10;36;07

Unknown

And then I had some contractor fallout issues. It cost me multiple six figures on. But I said instead of going and like asking for help. I said, I'm going to go do it on my own. I'm just I can't afford to to hire or do anything else that I'm just going to go figure it out. And I'm not a I am not that it's not my world.

00;10;36;11 - 00;11;00;06

Unknown

Yeah. And so next thing I know, I'm doing what I think is the right decision. Turns out it's not the right decision in hindsight. And then that led me to a shoot. So then I started doing what investors do is like reacting instead of responding and started reacting to my problems, emotionally. And so I didn't follow just for this podcast sake.

00;11;00;06 - 00;11;20;13

Unknown

I didn't follow profit first, protocol. And I started paying things from different buckets in my okay to cover my losses in different places, you know, because I felt like if I could juggle this over here, I can move this over there, I'll get through it till the next and the next deal. I can get back on track.

00;11;20;15 - 00;11;42;17

Unknown

Yeah, because that was one deal, right? Yep. Turns out that doesn't work. And I'm saying that a little bit kind of funny on the other side, but in the moment, it was one of the more stressful seasons of my life. There was a period of a little over a year that my business lost over $1 million, and I went almost about to zero.

00;11;42;19 - 00;12;06;06

Unknown

And it was all at once. It was just back to back to back to back. It wasn't just one deal, then spread out and then another. It was back to back to back in that level of stress. I'm not on the other side of it now. It's like okay, shaped a lot of who I am today. But at the time I was not proud of like where I went to mentally and how I became I was not a good husband was certainly not a good dad.

00;12;06;09 - 00;12;22;13

Unknown

And I was just not being the person that I, I you've known me over the years to be. I just was not that guy. And I never raised my hand and asking for help. I never called you and never. You know what I mean? Like, we have all these people in our lives that we've. And I didn't do anything.

00;12;22;13 - 00;12;29;09

Unknown

So, that was the loss, that went through.

00;12;29;12 - 00;12;54;05

Unknown

20, mid 24. No, right about first quarter of QQ1 of 2024 is what it went through. And yeah, man. So it wasn't that really that terribly long ago. It was end of 23, actually. And then it kind of like the last one trickled out in the, in the early 24. Okay. Yep. So then with that. Did you ever get what helped you get back on the horse?

00;12;54;05 - 00;13;11;17

Unknown

Because now you're you've worked with some pretty awesome companies since then. Yeah. And like you're and you're you're running the podcast. You're on the show again. It's like I see you now embracing this side of it and like, really coming back with a vengeance. So I'm just wondering, did something help you on that? Yeah. Quitting is just not a,

00;13;11;20 - 00;13;17;16

Unknown

So growing up, let me back up. It's going to be a little deep for a second.

00;13;17;18 - 00;13;40;15

Unknown

I've shared this in some places publicly, but not a lot. I love my dad. He's my father, I love him. But growing up, my dad quit things. He was not a finisher. Okay. And so that led to extreme poverty in my life. Like, you know, we've talked about that in other times and stuff like that. And, I mean, I was homeless twice, you know, like, as my dad quit everything he ever started.

00;13;40;20 - 00;13;57;14

Unknown

And so I had to have this moment of like, truth with myself, with my wife and I were like, like, look, we've just lost it. We have a decision to make. Like, do we quit or how do we move forward? And so I at the end of the day, I had to make that decision. And then I had to set some pride aside.

00;13;57;14 - 00;14;19;24

Unknown

And like the thing that I thought I was like, it took me down to zero. Yeah, but I still don't want to be out of this. So I made some phone calls, started talking to people, and then I was very blessed to be able to start working inside of some great organizations. And then through that, like, as because I'll say this, guys, if you find yourself in a situation, I pray you never have to.

00;14;19;26 - 00;14;39;21

Unknown

But if you do find yourself in that situation where you're like at that rock bottom phase, like we have a mutual friend and mentor, Tom Kroll, that says rock bottom is a very firm foundation. Yeah, it's a really healthy place to build from if you can set your pride aside. Yeah. And so coming back from that, it was just like, I'm not a quitter.

00;14;39;21 - 00;14;55;15

Unknown

I'm going to get we're going to get through this. It happened. It doesn't go away. You still have consequences. They still happen. They suck. Yeah. But you still have a choice to decide to go. I'm going to. It's either going to happen to me or for me. And I'm going to allow this to be for my benefit, for my future.

00;14;55;17 - 00;15;13;18

Unknown

And so that was just a decision. And so I'm not going to say it was an overnight switch. It probably took me the better part of a year to get to back to this mental state of, sorry. Can you still hear me, David? Yeah, I can hear you. Sorry. My my computer just went sideways, right? I had that.

00;15;13;21 - 00;15;23;16

Unknown

Yeah. There we go. Sorry about that. It took me to this mental place of, like, clarity of. I am going to be.

00;15;23;18 - 00;15;41;20

Unknown

The guy that my family can look at and says he finished what he started. Yeah. And that came that came from this revelation of just I will not be that person that quits. So it was just for me. It became like, actually, it's I have a I have a tattoo on my back. It says finished. It's in a different in Italian, but it's the word finish.

00;15;41;21 - 00;16;02;23

Unknown

Like I will not quit even if the worst thing imagine what can happen. So that and then I'll say real quick. The other thing that helped me save me was I have the world's best wife on this planet. And the fact that like, while that's going down, it was the worst season of our lives. And she said, hey, we need to go save my marriage.

00;16;02;23 - 00;16;21;27

Unknown

It saved us as we went and started seeing someone together and talking through what was going on and us being able to. And she said this to me, this is this is the secret above business of everything else. She goes, hey, I know money's rough and we and it's terrible. She goes, but if you and I aren't right, nothing else matters.

00;16;21;27 - 00;16;45;07

Unknown

If we are right, we'll figure this out. And it was like the biggest light bulb that ever happened was she goes, we have to be right. And everything else will. We'll follow. Yeah. And so I put my energy into us getting right again. And sure enough, look at us here. Like, you know, like. And I am proud to say my wife and I are, like, stronger and better than we've been in many, many years, if not ever.

00;16;45;07 - 00;16;47;29

Unknown

Because, like.

00;16;48;01 - 00;17;04;27

Unknown

Together, I have to after. Yeah, I have to credit her for that because she had that call out to me. Wow. Well, that's I was going to say if we had to boil it down there because, yes, you started talking to people and you had to set your pride aside and you finally got back on the horse, you didn't quit.

00;17;05;01 - 00;17;28;23

Unknown

But I think what you just said there was the key. You you actually prepared for this moment years ago when you chose her. Sounds like sounds like you made a great decision when you married her. That helped you get through a horrible time later on. So that's, that was huge. I think if more people listen to that, there was one time when, I don't know, if we go to a lot of masterminds, you and I.

00;17;28;25 - 00;17;47;05

Unknown

Yeah, yeah. There's one time someone got up there and they're like, you know why people lose all their money? It's like, you know, the 3DS, it's like divorce, death and something else. And it's like, this is the things that we're all worried about is deals. But deals don't usually cause it. It's usually the divorce or, you know, something happens in the, you know, like big like that.

00;17;47;07 - 00;18;10;07

Unknown

And I'm just very grateful that you brought that up because for us as investors, if you have a spouse making sure that you involve them and bring them along on this journey and make sure that that you do what Brett did there, I'll be honest too. It was seven years into our marriage, and we started seeing someone on a very regular basis, and we still see him on a monthly basis.

00;18;10;07 - 00;18;25;26

Unknown

Now, this has been like, I don't know, 5 or 6 years ago now. That was one of the best decisions we ever made. And that's the only reason I could travel and do all this stuff, is because my relationship with my wife is great. So it's like there's so many things behind the scenes that are the real engine of getting you to where you need to be.

00;18;25;27 - 00;18;50;11

Unknown

So it is the secret. Like it really, actually is the secret. Like if there is a secret of business, that's it. Like having good relationships with the people that really matter. And do you know what that did for me? Like, it took that weight off of my shoulders of like, I have to make make more money, make more, do this, do this business and took all that pressure off of like, because that's what I thought she needed.

00;18;50;13 - 00;19;06;11

Unknown

And I think that's a lot of men, especially in entrepreneurial. It's like we got to go provide more. We got to go make more money. Like, yeah, I mean, we it is our job. I still believe it's our job to provide. Yeah. However, like her, security wasn't in us making more money. It was in her and I together.

00;19;06;13 - 00;19;35;08

Unknown

Yeah, and that's really good. When that happened, bro. Like, it was like it was a shift that just changed my whole like, outlook on life, worldview, business view, all of it. Yeah. And so it was probably from that point Mark as a marked. So what have been May of 25 when she like hit me with that. And that was when I said, and it probably only took me a couple of months of like just.

00;19;35;09 - 00;20;05;04

Unknown

And I'm like, I the person I was for the last year and change to the person I, I became like, right after that was like, you could like light switch it almost. Yeah. It was just this moment of like, oh my God, what was I doing? Yeah. And that's really good. Now I appreciate you sharing. That made me think of another thing from another mastermind where it's like where a guy got up and said, most people, you know, do their business for their family, but end up doing it to them, you know, and it's like you want to do it for them, but then you're just, hey, it's everything's against that.

00;20;05;04 - 00;20;23;08

Unknown

And I like that. And it sounds like came together. And with that, if we're together and if we're on the right page and we can get through anything, that's a that's a huge thing. So I don't know, I, I mean, I have other questions, but now they just seem so trite compared to like I just talked about. But I want to get it out there.

00;20;23;08 - 00;20;40;07

Unknown

So I want I'm going to shift gears a little bit here. But honestly, that chunk in the middle, if you're listening to this right now, that's part of the secret sauce. So I mean, if you're if you are divorced or if you don't have that in your life or whatever it might be, that's where it's like, okay, how can we focus on that right now or what can you do in your life?

00;20;40;07 - 00;20;56;28

Unknown

And honestly, I think you also gave another answer even to that one. Brett, you said reach out to the people that are in your life like you have people and it could be business, it could be personal, it could be whatever. So many of us just hide in a hole and think that as long as we hide here will be okay and it's not.

00;20;56;28 - 00;21;18;17

Unknown

So reach out to someone today. No. No man is an island. You're not created to be alone. Yeah, and a lot of times in business, we do that thing where we just like, I know a lot of us entrepreneurs, we hear like, no one's here to save you. Like no one's here to save you. The distinction to that is like, while I believe there's an accuracy to that is no one's like, no one's going to do the work for you.

00;21;18;18 - 00;21;40;00

Unknown

Yeah, that's. But there are people in your life that are there for you. Correct. That's that's a great way of putting it. You can have guides on this journey. You have to do the work. But don't forget that there's people there that care about you and that want to help. Probably they've been through something also, right? Nobody taught how many people I talked to post this whole revelation of things that were like, bro.

00;21;40;02 - 00;21;58;17

Unknown

Why didn't you reach out? I've been through that before, right? And I'm like, oh God, it saved me a full year, dude. Yeah. You know, of, like, heartache. And like I did at one point, I was having a panic attack every day for about three months. Man. That sucks. So it was so awful season. And it didn't have to be that way.

00;21;58;20 - 00;22;24;24

Unknown

Yeah, yeah, that's the way it didn't have to be that way, right? It's here's another call. I would just reach out to those people in your life that, you know, care about you. And also, just since this is the profit first, right? I like these are the things that really matter. So why you make money or for those people in your life and having a good time with them and using it to be a better relationship, not to have more things, but that that's just my diatribe.

00;22;24;25 - 00;22;51;27

Unknown

They're like, I want you to have a business that serves. I will, I will turn this back to profit first for you. So to make the to round this out on that topic. Yeah. Had I done that right, I would have had profits in my business. Yeah. Right, right. And it's like that. Like you said, the loss comes from these other things because when the stress happened and I disconnected myself mentally from my wife and my family, and I was just focused on this over here, everything else suffered from it.

00;22;51;28 - 00;23;14;06

Unknown

It wasn't. I could have made better decisions that probably would have saved a bunch of things, and we would have gotten into we wouldn't have had to go through the things that we did. So, yeah. It does really back to that point. It really does feed into like, yes, the profits would have happened had I simply just done the interpersonal, the right things to do in my whole life.

00;23;14;10 - 00;23;34;14

Unknown

Yeah. No. Well, I appreciate you being honest and open there because that's what we really want. I mean, profit first is nothing but the put first things first principle from the seven habits. And it's like in a business, even though profit might be first for the business, it's not usually the first thing or shouldn't be the first thing for us as humans.

00;23;34;17 - 00;23;53;14

Unknown

So as, as as a human, it's those people in your life that care about you and that love you, and that you want to love back as well too. So I really appreciate your perspective there. And okay, one other resource, because this really helped me during some bad times. There's Brynn Brown's books. I love her books. Her stuff.

00;23;53;16 - 00;24;12;10

Unknown

The Gifts of Imperfection is where I would start courage, compassion and connection. That's exactly what we are talking about here. And that's also why real estate is such a great community, because you can find good people in here. There's there's lots that aren't that, you know, like that you don't want to be calling during these times, but there's a lot of good people find them.

00;24;12;10 - 00;24;28;26

Unknown

Get to know your tribe, get to know these people, and then don't be afraid to pick up the phone. And we say that and it's hard during that time, but I know you can do it. So listen to this podcast. And if you don't do anything else, stop listening to this podcast and call that person you think you should be calling right now.

00;24;28;29 - 00;24;50;01

Unknown

If there's nothing else but we get you to do that, I gotta help you. Talk about property, radar. So you're in property radar now? Let's talk about that. Like, what is property radar? And then I want to know, too. Okay? If you have data and all that, like, how are you helping investors like. Because from the profit first perspective, obviously I want them to know they're making money.

00;24;50;01 - 00;25;12;15

Unknown

They're keeping money. So talk a little bit about that side, because I'm just going to throw most of my questions out the window now. But yeah. So I get the fortunate side to sit in the director seat of running all things Ray for property radar, if you're unfamiliar, it's the simple solution. We love simple things, right? Simple solution and data.

00;25;12;15 - 00;25;37;07

Unknown

So we don't. For you. It's like anything that in the wholesale flipper, things like that space, the people that we probably gravitate towards. Yeah, is if you can make better decisions to get to your seller faster than your competitor, you probably have. And with these are actual, real, honest to goodness sellers. Not like like so David show that we did you and I together.

00;25;37;08 - 00;26;00;12

Unknown

I gave you some funny scenarios. One of them was like a surreal signal or not a real signal. Like, if you could only be looking at real signals. Yeah. That is what I believe is the strategic advantage of a property radar and having the platform inside to be able to to, connect with those leads from the platform without having to go to another source.

00;26;00;12 - 00;26;20;13

Unknown

So you can we have something that I really love is our distress score in there. And it's not simply built on just arbitrary stacking for stacking sake, which is what we see a lot of out there in the industry right now. But it's really take, for example, like a lean, we like to say, could be HOA, okay.

00;26;20;15 - 00;26;43;23

Unknown

And an alien might just mean that you had the wrong color flowers. Probably not selling my house because I have wrong colored flowers. Right? And so, like knowing how to distinguish, what real motivation is and then stack those signals on top of each other to be able to give you out a, a, a colored score up to like, so our distress scores are real, real fun.

00;26;43;23 - 00;27;03;11

Unknown

And then finally, I would say is, a lot of the the list that people generate becomes static and like they pull it once and then it just sits there. We use the word dynamic in inside the company, whereas you can say, let's say we have a really cool feature in there. You can talk to the AI and it just says, David, I know you're in Orlando, right?

00;27;03;12 - 00;27;23;01

Unknown

So like, like, hey Bill, I'm in Orlando, Florida. Give me a list of people with a distress score of 80 and above. And that's all you said to. And it's going to stack that up for you. And then you can rank those highest lowest. So you know, the. And then the moment that anyone like, let's say there's 100 people at one like every time it adds to it.

00;27;23;03 - 00;27;39;24

Unknown

If you have if you're running your marketing through the platform, it'll automatically send out that mail piece for you, will give you that, you know, set you up to, you know, text or call if that's something you decide to do or email campaign, whatever you want to do inside the direct outreach, it'll do it automatically so you don't have to start a new campaign to do it.

00;27;39;26 - 00;28;03;02

Unknown

It's automatic. Likewise, you keeps the data refreshed in a way that like if it goes from 100 and now tomorrow there's 98, it's probably because those other two sold into their no longer in the outreach phase because they're gone. So it keeps it fresh. And we we're proud that it's every 15 minutes it's new. Nice. And then finally I know I keep saying finally there's other things.

00;28;03;04 - 00;28;24;12

Unknown

Because we're kind of low on time here. Sorry. The biggest thing I think I'm most proud of for, for us is, the accuracy of the data, but be the speed in which you get it. So one of the things that we do, I would put it against any of our quote unquote, competition is court source signals, divorce, probate, things that go through the courts.

00;28;24;15 - 00;28;41;29

Unknown

Yeah. If you look across our other, folks that we, we, our cohorts in the industry, if you will, they don't really have that access to that data. And and if they do, you're going to get it like a divorce. You know, we've run some split tests where, you know, that league came over and you got a new lead.

00;28;41;29 - 00;29;01;18

Unknown

That day was a divorce, David. But like, I already had that same data three months prior than you. Yeah. Because we get it before it ever gets recorded. He comes straight from the court. And so that is, a competitive advantage that we're really proud of there. So that's us in a nutshell. You know, if you want to learn more, just hit me, hit my team.

00;29;01;18 - 00;29;24;11

Unknown

We're going to be very much able to walk you through everything. You know, but simple, easy peasy. Ready to use, like, if that's what we want in the industry right now is if you're a wholesale flipper, buy and hold. Because I don't really care what you do in in the ray space. If that's something you like, you can go as deep and crazy in the data phases you want in this thing.

00;29;24;13 - 00;29;43;10

Unknown

But we've also made it just brain dead easy with the the most accurate, most up to speed every 15 minutes with the things that are there fresh, fresh, fresh, not fresh later. No, I love that. So you're really helping people find the leads. You can even connect with those leads as well to you're finding their motivation. Score is lots of stuff in there.

00;29;43;10 - 00;30;00;25

Unknown

It sounds like to even help you build your campaigns out. Like like me. With our success coaches, you don't even have to do it. We'll do it for you. Awesome. Yeah. No, I love that because we want to make sure if you're listening to this podcast, you know how to make the money. You can spend it in the right places, and you can keep a lot of what you're wanting to in order to have a great business.

00;30;00;25 - 00;30;20;24

Unknown

So it sounds like that Property Raider will help you on that make side. It'll help you make the money. It'll help you connect with the leads. That will really help get the deals in the door. Because honestly, if you're in real estate, what are you doing if you're not calling someone or like making offers or like sending out mail or something like that because it's a really revenue driven, you know, you have to have that in the door if you're going to have anything to keep.

00;30;20;24 - 00;30;37;04

Unknown

So I love that. Sounds like it's a great tool and a great system to be able to find those. So how do you what's the website so I can put it up on the screen. Just property radar.com guys. We'll give you guys anybody's listening. We'll give you a five day free trial on jump in there, check it out, meet with our team.

00;30;37;04 - 00;30;53;23

Unknown

I encourage everybody, if you do decide to do that, take advantage of a one on one. With our team. They're not there's no upsell. It's the price is the price. There's no upsell. It's just a if you like. But meet with us. Let us walk you through everything. So that you understand how to use things properly. It's only as good.

00;30;53;24 - 00;31;14;10

Unknown

Any tools? Only as good as the as your know how to use it. Yes. Now I like it. So let's one final question then. So property Radio.com if they want to go there and learn more. What about on the profit first side. Is there anything that you would advise someone. Maybe they've gone through a difficult time. Maybe they really resonate with your story or whatnot.

00;31;14;11 - 00;31;38;00

Unknown

What would you advise them from a profit first perspective, whether it's like saying things up or call it whatever it might be, what would you give advice to someone listening? So I know that one of the things that you've preached and I've heard you say is delayed gratification. Yeah. That's really hard in the investor world because we're really addicted to the deal and addicted to, like, the spread and addicted to those things.

00;31;38;03 - 00;31;59;15

Unknown

I'd really encourage you guys to have a lot better discipline than I did instead of I taught at the top of the show, I talked about reacting instead of responding. Right. I reacted poorly. And so that was that came from a lack of discipline. At the end of the day, you set up these accounts, you do these things, you have discipline habits.

00;31;59;18 - 00;32;22;14

Unknown

But then when when the, you know, rubber meets the road, are you really going to let the the like, like I just said, the tools only as good as the know how. Yeah, right. The profit first model is a tool guys. And if you use it properly when you're faced with adversity, it will be. It is the thing that will get you through it also.

00;32;22;19 - 00;32;38;11

Unknown

Yeah. But if you do what I did and you don't use the tool and you just check it out the door and you just do everything, you know, it's like, no wonder things go down to zero so that it also, in my opinion, will strongly save you from you might have deals that go sideways. That's that's the reality of this business.

00;32;38;13 - 00;32;58;28

Unknown

Yeah. But if you follow the principle and you do the things you're supposed to do in the model, guess what? Like also you're not going to it won't hurt us bad, right? Yeah. It's going to be the thing that gets you through it. Well, I appreciate that. And I just want to say if you're listening to this, go back and listen to Brett's plea.

00;32;59;02 - 00;33;25;02

Unknown

Because really, what I heard him say is like, reach out to those people in your life that care about you, that can get you through if you're going through a difficult time, if you're like, oh my gosh, I haven't even started. Like, what are we talking about here? I would just very much encourage you get around people like Brett who have been on this road, like listen to his podcast, listen to his stuff, go to Property Raider, like get around the people that have really understand that, really understand this world that you can trust.

00;33;25;10 - 00;33;41;20

Unknown

Brett. Someone I trust in this space. I want you to get around people like this. So that way you have someone to back up. Also, this is the show and I always end up like this. And I think it's I think it's very appropriate for today if you need help on the financial side, if you need someone there.

00;33;41;21 - 00;34;03;15

Unknown

That's what simple CFO is about. We're not going to just be a bookkeeper or a tax accountant. They're honestly a CFO could come and make sure we're being you over the head with that discipline and like accountability. So if you need someone on your team, that's that higher level that's helping you with this and to help you go through dark times, we'd love to be that person for you to have a safe space to talk about the money, to talk about what's going through your brain.

00;34;03;20 - 00;34;25;09

Unknown

Honestly, we have had this conversation hundreds of times now with investors where they're just feeling like, what's going on? I can't get a pass this hurdle. So if we can be that for you, we'd love to. But if you need help, please reach out to those people in your life. This is such a great episode, Brett. I really appreciate your heart and just opening up to the community.

00;34;25;11 - 00;34;43;25

Unknown

And again, I'm going to put it, if you are on YouTube right now, I'm going to put the banner there for you. It's property radar.com.
