And so, yeah. And, I decided, let's just let me just go ahead and get that book and when to, when I did. But that was, that was actually because of your recommendation. I first came to you and we talked about it. I told you what my issue was and I didn't understand why that was happening. But then you said, John, you have to buy the book by Mike Nichols.

You got to do that. So I said, okay, let me go ahead and do that, you know. So and then when I did, that actually opened up my eyes. And then then when you said, you're going to write this book based on that, specifically for the real estate investors, oh, man, I just I just got excited. But then here we are. When the time comes, for example, let's say a CapEx happened, or now you have to pay your real estate taxes or just some kind of emergency that happens. You used to have all this money, but because the money goes in and out, in and out, in and out like crazy, then been when this big event happens, you don't have anything, you don't have enough.

That's what got me. You know, I didn't have enough to pay for my taxes because I didn't located correctly. So in I learn from David, that is actually a common mistake and I didn't know that, you know. So I'm like, oh my lord. Right. You know, I did what I had to do, paid my taxes. And then you start learning how to allocate and then you start small. You know, this one, David. Domain. John, you got to start small. You don't need to put like a, there's a bucket called, you know, paying you your first year. First. You could start with 1% or something $100.

Start with that. Then before you know it, once you settle down, now you see where things are going. Now you could increase that for you. Now you're paying yourself a little bit more. That was my big problem. I was not paying me. That was huge. I wasn't paying me. So yeah. Well you know, we all have to learn how to pivot, right? Because time shows us this. You have to learn how to pivot. So, that the the biggest thing for me right now are two things. One is I am accumulating more buying holds for for rentals. You know, I'm a more that I didn't like them early, early on.

But then because they're systems in place that I have, I do have a property manager. So now I'm okay to just let that go because I already know I am not going to be a good property manager. I know that, you know. So I know my weakness. I'm not a good property manager. I'm too tough. She is firm and very good.

So I said, you're it. You take care of that. So that's one. Then the other one is of course I love that tidy home community. So that's where I'm at right now. I have 3.8 acres that we've already developed. We have four homes there at the moment. And, you know, now we're just in that screening process of getting the right people in there.

So my, my, then my ultimate goal will be more buy and hold and then have, you know, 2 or 3 more townhome communities. And that's what I like. What you said. You know yourself, John, it sounds like like I'm not going to be a great property manager. So I need property management and I need systems in place to help me. You better. This is why we're doing the workshop. Because most people don't have systems for their money. They don't have a system to tell every dollar where to go.
